  • What is collateral based private lending?

    Collateral based lending is a type of financing where borrowers use their assets as collateral to secure a loan from a private lender, rather than a traditional bank or financial institution. In our deals, the borrower pledges their real estate asset as security for the loan.

  • What types of collateral are accepted?

    Non primary residence real estate and commercial property are the typical collateral types used. The collateral reduces our risk and allows us to provide financing even if you don't have a high credit score or extensive financial history.  

  • How is the value of the collateral determined?

    With an appraisal.  For properties, a licensed real estate appraiser will conduct an in-depth assessment of the property’s value. This involves analyzing factors such as the location, condition, size, market demand, and recent sales of comparable properties in the area.    

  • What are the advantages of a collateral based private lender for borrowers?

    Collateral-based loans can offer you several advantages:  flexibility, small loan amounts, freedom from credit checks and debt-to-income ratio requirements. 

  • What happens if I can't make my payments?

    If you are unable to make your payments on a collateral-based loan, we have the right to take possession of the property you put up as collateral.   If you are unable to make your payments, it's important that you contact us immediately so that we can work together on a mutually benefical solution. 

  • Can I use the collateral for other purposes while the loan is active?

    Yes, you can continue to use the property that you've pledged as collateral. For example, if it’s a rental property, you can continue to rent it out.
